During 2014 to 2016, in Auckland’s central suburbs (i.e. handy to transport, jobs & facilities) it had become a seller’s market with sales volumes and prices far exceeding 2007 levels. Auckland’s expanding population and lack of new building over recent years had fuelled the upturn.
The Hibiscus Coast had seen an average of over 100 sales each month in 2014 to 2016, with an average house sale price rising to the low $900,000’s. This activity was stoked by a steady economy and strong immigration figures, and is underpinned by very low interest rates.
In 2017 & 2018 there are signs of the market flattening out with a noticeable reduction in sales volumes, tougher lending criteria from the banks (i.e. tighter loan-to-value lending policies) and uncertainty around the new Governments regulations (i.e. the Overseas Investment Amendment Act 2018 and extending the Bright-line ownership timeline) leading to more subdued market conditions.
